Multifamily – 7378 sqft – Remodel

This historic property located on a landmark corner for residential real estate within West Chester Borough provides an iconic multi-family residence. Con.Wal’s mission from this building was to take the underutilized asset and reinvest a significant dollar into bringing the building to its full potential. Changing the layout of the units, repositioning non-existent laundry facilites, and repairing and remodeling the units throughout provided the opportunity to catch up to the market rate rent.

301 S. High St

Mixed Use – 7046 – Remodel

A full scale renovation of this corner lot property turned a hard-to-understand delapidated building into an iconic landmark asset. Upon purchase, the building served as nothing other than a low underperforming rent with hazardous living conditions. By adjusting layouts and gut renovating each unit individually to serve new bathrooms, kitchens, HVAC, electrical, and plumbing, Con.Wal created some of the highest end residential apartments within the borough. It maintained the historical feel of the building while creating the modern style apartments that tenants come to expect in 2021. On the lower level, the old antiquated office and basement grade areas were renovated to combine two offices with a low function layout into a modern day open concept office that is now rented to one of the largest residential real estate brokerages within West Chester Borough.

A full scale renovation to accommodate changes to the 25,000 sq ft largest hospitality venue within West Chester Borough. Converted the 200 year old bank into a large restaurant with event space functionality.

17 East Market St.

A full scale renovation of existing office space to a build-to-suit tenant within the Financial Services industry.

534 High St

Multifamily – 10,073 – Total Remodel

This property was one of the most iconic private residences in all of West Chester. It was located at a namesake intersection for West Chester University. The building went through a haphazard remodel turning it into a multifamily residence before Con.Wals purchased it. The building was extensively reconstructed upon the purchase, maintaining the traditional West Chester history of the residence while turning it into one of the most iconic eight unit student residences in all of West Chester Off-Campus Housing. The remodel changed the layout of the units and renovated the heating, electrical, and plumbing of each residence. Undergoing new kitchen and bathrooms throughout, the end result was the creation of a landmark student housing building through single bedroom single occupant units. The net effect of the transaction as a $700,000+ remodel increased the building value by 146% from purchase price. Ultimately, the project caught the attention of West Chester University and was sold to them as a purpose built dormitory.

535 North Church St

Commercial – 38,200 – Remodel – Ground up addition

The existing 20,800 sq ft historic building had been extensively renovated over the years from a traditional mansion house, going through a number of different remodels. In 2012, the expansive building was turned into small private offices for rent. In 2020, Con.Wal purchased the building and executed on a full scale 17,400 $5.0 milion addition. Blending a modern element of 2022 Class A office space with a traditional high end renovation to the exisiting building, what was created ended up being a landmark asset for an almost 40,000 sq ft building.
